The Northern region of Colorado Springs is located just east of the Air Force Academy. This growing region offers residents breathtaking views of Pikes Peak and the Colorado Front Range. Ideal for those contemplating commutes northward toward Denver or southward toward downtown Colorado Springs, this region offers easy access to I-25 and some of the best shopping in the region, great dining and public parks.
The North side of the city encompasses several distinct areas which include: Tri-Lakes (TRI), Northgate (NGT), Black Forest (BLA), Briargate (BRI), and the Northeast (N/E). Within these sections are many wonderful neighborhoods such as Flying Horse Ranch, Walden, Palmer Lake, Woodmoor, Pine Creek, Cordera, Wolf Ranch, Struthers Ranch, Glen Eagle, and the communities of Briargate, to name a few.

Western Colorado Springs Communities

The western region of Colorado Springs is located west of I-25, closer to the mountains. This area is unique and rich in local history with Old Colorado City and the city of Manitou Springs. Also in the western region of the city is the Broadmoor area, made famous by the historic Broadmoor Hotel. There are many unique geographical features here, including the breathtaking Garden of the Gods and Red Rock Canyon, both popular recreation areas for outdoor enthusiasts of all ages. Westside sections include: Northwest (N/W), Westside (WES), Manitou Springs (MAN), Old Colorado City (OCC), Southwest (S/W), and Ute Pass (UTE).
There are historic neighborhoods in Old Colorado City and Manitou Springs. The west is also home to 50’s era Peaceful Valley. Newer areas in the northwest include Peregrine and Mountain Shadows. There are the luxurious neighborhoods of Kissing Camels and Cedar Heights in the west, and to the southwest, the many Broadmoor neighborhoods.

Central Colorado Springs Communities

The Central / Downtown region of Colorado Springs is energetic and urban as well as being the cultural center of the City of Colorado Springs. Downtown Colorado Springs is the cornerstone of the Pikes Peak region and its rich history. The Central / Downtown area (CEN) is comprised of many neighborhoods, and includes the charming turn of the 20th century Victorian and Craftsman Homes of the Old North End and Patty Jewett neighborhoods.
This region has many cultural attractions including the Fine Arts Center, the Pioneers Museum, the Bemis School of Art, the Colorado College Cornerstone Arts Center, and the Pikes Peak Center. There are hundreds of businesses located in Downtown Colorado Springs ranging from large corporations to an abundance of unique shops and boutiques, from art galleries to the city’s best restaurants and night clubs. Due to its small geographic area, it’s a great place to park and take a walk around to explore and become familiar with the heart of the city.

Eastern Colorado Springs Communities

The Eastern Region of Colorado Springs is full of wide open spaces with breathtaking views of Pikes Peak and the Front Range. In close proximity to Peterson AFB, Schiever AFB and the town of Falcon, the region also offers “back-door” access to all points between Colorado Springs and Denver with Powers Blvd connecting north to Highway 83. This can be quite helpful to Colorado Springs-Denver commuters should Interstate 25 be unavailable due to weather or other emergency conditions. The Eastern region has plenty of restaurants, shopping and entertainment, and is home to the popular Cherokee Ridge Golf course. Nearby is the Powers Corridor, the city’s largest shopping district.
Areas in the East include: East (EAS), Powers (PWR), Falcon (FAL), Marksheffel (MRK) and Peyton (PEY). Within these areas, you’ll find great commuter neighborhoods such as Springs Ranch, Stetson Hills, Meridian Ranch, and Colorado Springs’ newest and future largest planned community: Banning Lewis Ranch.

Southern Colorado Springs Communities

Southern Colorado Springs includes Security/ Widefield, Fountain Valley and Rock Creek. This region is located in close proximity to I-25 and Fort Carson Army Post. The area has amazing views of Pikes Peak and the entire Front Range as well as a slightly warmer climate. Driving conditions are generally easier in the winter because of the areas’ location near the border of the eastern plains. Rich local history, open spaces and natural beauty can be found here.
The South side of the city is known for it’s “small town feel” and offers areas of rural and country settings. The area includes several distinct sections: Fountain Valley (F/V), the Southeast (S/E), and Rock Creek (RCK). Within these sections are both peaceful rural areas and great neighborhoods such as: Security/Widefield, Soaring Eagles, Cross Creek, The Glen at Widefield, Countryside, Country Club Heights, and Peaceful Valley Ranch, to name just a few.
